The Guldens held a lease with an option to purchase a house from the owner, Krueger, for $62,400. Facing financial hardship, the Guldens were unable to exercise the option. Krueger authorized them to find a buyer and keep any amount realized above the option price. The Guldens alleged they reached an oral agreement with the Sloans, who were acquaintances. Under the agreement, the Guldens would forgo their purchase option, allowing the Sloans to buy the house directly from Krueger. In exchange, the Sloans would transfer title to their mobile home, valued at approximately $6,000, to the Guldens. Subsequently, the Sloans moved into the house, and the Guldens moved into the Sloans’ mobile home, exchanging keys. The Sloans then purchased the house from Krueger but refused to transfer title to the mobile home, claiming no formal contract existed and that they allowed the Guldens to use the mobile home out of friendship. The Guldens sued to enforce the oral agreement. The trial court awarded the Guldens $6,000 in damages.
