A husband and wife were married for 31 years, separating in 1974. For approximately 15 years prior to separation, the wife was a licensed real estate broker. Initially, the couple purchased property jointly, but the husband expressed that he did not understand the real estate business and did not want to be bothered with it. The trial court found for the wife, concluding the husband’s conduct constituted a gift of his community interest.
