  A tenant whose lease is not yet complete removes all their furniture and personal belongings from an apartment, leaves the keys on the kitchen counter, and sends a written notice to the landlord stating they are moving out permanently and will not be returning. This physical act of vacating the premises, combined with the explicit communication of their intent to relinquish the property, constitutes actual abandonment of their tenancy.

  A homeowner places a broken washing machine on the curb for bulk trash pickup, attaching a "Free" sign, and makes no further effort to retrieve it or protect it from others.
