Despite receiving multiple reminders from her landlord, Mr. Rodriguez, and being offered a new lease at a higher rate which she declined, Maria refused to move out by the end of June. She continued to live in the apartment without a valid lease agreement.
This illustrates an unlawful-detainer proceeding because Maria is wrongfully holding the tenancy after her lease has expired. Mr. Rodriguez would initiate this legal action to formally evict her and regain legal possession of his apartment.
