Medium filum refers to an imaginary line that runs down the exact middle of a natural feature, such as a river, stream, or a private road. This line is often used as the legal boundary between two adjacent properties. The principle assumes that landowners whose properties border such a feature own the land up to this central line, unless a deed or survey explicitly states a different boundary.

• Example 1: River Boundary

  Imagine two properties, one owned by the Miller family and the other by the Patel family, situated on opposite banks of a small, non-navigable creek. If their property deeds simply state that their land borders the creek without specifying an exact line within the water, the legal boundary between their properties would be the medium filum of that creek. This means the Millers would own the creek bed from their bank to the center line, and the Patels would own it from their bank to the same center line, effectively sharing ownership of the creek itself.

• Example 2: Private Lane

  Consider two rural estates, "Oakwood" and "Maplecroft," which are separated by a long, unpaved private lane used for access to both properties. If the original property descriptions do not specify a precise boundary line within the lane, the principle of medium filum would apply. The legal boundary between Oakwood and Maplecroft would be the imaginary line running down the middle of that private lane. Each estate owner would therefore own the land, including their half of the lane's surface and the ground beneath it, up to that central dividing line.
