  This $900 is considered rent because it is a consistent, periodic payment made each month for the student's right to occupy and use the apartment, which is the landlord's property.

  A small boutique clothing store leases a storefront in a busy shopping district. The store owner agrees to pay the property management company $4,500 every quarter (every three months) for the use of the retail space.

  The quarterly payment of $4,500 is rent. It is a regular payment made for the commercial entity's right to use and occupy the retail property to conduct its business operations.
