The term Seisin (sometimes spelled Seizin) refers to the legal possession of a freehold estate in land. In essence, it means having both the legal right to own and possess land, along with actual physical possession or the right to immediate physical possession. It signifies a complete ownership interest, distinguishing it from merely renting or leasing property. Historically, seisin was a fundamental concept for establishing legal title and the right to transfer land.

• Example 1: Inheritance of a Family Farm

  After her grandmother passes away, Sarah inherits the family's century-old farm, which includes the farmhouse and several acres of agricultural land. Once the will is probated and the title is legally transferred to Sarah, she acquires seisin of the farm. This means she now holds the full legal right to possess and own the freehold estate, along with the ability to occupy and use the land as its rightful owner.
